Why did I get into Property Management?
Here is a video that explains why I started a property management company. It all started back in 2008/2009 when I wasn’t able to make a living doing investments and Real Estate Sales. My last deal back in that time we lost about $60K on a fix and flip.
So after that, I lost most of my investment money.
I needed to find another way to feed my family. A friend of mine introduced me to Real Property Management. Right then I knew I would be good at this business. I had managed my own 9 rentals to that point and figured it would be great way to stay in Real Estate and actually build a lasting business.
I still love looking at investments and talking to our landlords and investors about their current deals.

What is included in a thorough tenant screening process?
A robust tenant screening process is critical for mitigating risk. It involves multiple steps, including a comprehensive credit report review, a national criminal background check, income and employment verification (ensuring the tenant can afford the rent), and contacting previous landlords to check rental history and behavior.
What is a Property Managers Typical Day is Like:
If you don’t make a small list of items that you can complete each day, you will get overwhelmed. Lots of books I’ve read say there is something about crossing items off a list. These small wins are what you need to succeed in Property Management.

What is the role of the property manager?

This encompasses mitigating all financial and legal risks while ensuring the property remains leased and compliant with all local laws.

How often should my rental property be inspected?
Generally, a property should be inspected at least three times during a tenancy: once before the tenant moves in (the move-in inspection), once immediately after they move out (the move-out inspection), and at least one or two periodic inspections annually. These periodic checks confirm lease compliance and identify minor maintenance issues before they become expensive problems.
